Plaster of Paris vs Gypsum Board: Which is Better for Your Pakistani Home?

Both materials share the same fundamental chemistry, calcium sulphate, but they are manufactured, applied, and perform in very different ways. Understanding these differences in the context of Pakistani residential construction will help you make the right choice for your home. 

What is Plaster of Paris? 

Plaster of Paris (POP) is a building material produced by heating gypsum rock (calcium sulphate dihydrate) to approximately 150 degrees Celsius, which drives off a portion of the chemically bound water to produce calcium sulphate hemihydrate, the white powder known as POP. When mixed with water and applied, the chemical reaction reverses and the material sets hard as it reabsorbs water and recrystallises. 

POP has been used in construction and decorative arts for centuries, and its workability in the plastic state, before it sets, makes it uniquely suited to the creation of complex curves, decorative mouldings, cornices, ceiling roses, and ornamental details. Skilled plasterers can build up elaborate three-dimensional forms in POP that would be extremely difficult to achieve with any other readily available material. 

In Pakistani residential construction, POP is the traditional material for decorative ceiling work, the domed ceilings, ornamental borders, and decorative features that characterise many homes in Gulistan-e-Johar and across Karachi. It is applied by hand directly to a chicken wire or metal lath framework, and the quality of the result depends heavily on the skill and experience of the plasterer. 

What is Gypsum Board? 

Gypsum board, also known as drywall or plasterboard, is a manufactured panel product consisting of a gypsum plaster core sandwiched between two layers of paper facing. Unlike POP, which is site-applied as a wet paste, gypsum board is factory-produced to consistent dimensions and properties, and is installed dry by fixing pre-formed panels to a metal grid framework. 

Gypsum board false ceiling systems are constructed by hanging a galvanised metal grid from the structural slab above on threaded rod suspensions, fixing gypsum board panels to the grid with self-drilling screws, and then taping and filling the joints between panels to produce a seamless surface. The result is a flat, smooth ceiling ready for painting. 

The factory production of gypsum board ensures consistency of thickness, density, and surface quality that is not achievable with site-applied POP. This consistency translates into more predictable finished results and less dependence on the skill of individual tradespeople. 

Durability and Crack Resistance 

One of the most common complaints about POP ceilings and walls in Pakistani homes is cracking. POP is susceptible to cracking for several reasons: thermal expansion and contraction of the building structure transmits stresses into the POP layer; moisture changes cause the POP material itself to expand and contract; and vibration from traffic, machinery, or construction activity can cause cracks to develop over time. 

Gypsum board is significantly more resistant to cracking than site-applied POP. The combination of the rigid board, the metal grid framework, and the flexible tape-and-fill joint system accommodates minor structural movements without cracking. In well-constructed gypsum board ceilings, cracking is rare except in response to significant structural movement. 

For Karachi homes in areas with significant traffic vibration or where the structural frame experiences notable thermal movement, both common conditions in the city, gypsum board’s superior crack resistance is a meaningful practical advantage.

Moisture and Humidity Performance 

Standard POP and standard gypsum board both perform poorly when persistently exposed to moisture, POP can soften and lose strength, while the paper facing of standard gypsum board is susceptible to mould and deterioration when kept wet. 

However, moisture-resistant gypsum board, sometimes called green board for its distinctive green paper facing, is available and specifically formulated for use in humid environments such as bathrooms, kitchens, and external soffits. Moisture-resistant gypsum board contains additives that reduce its water absorption and inhibit mould growth, making it appropriate for these applications. 

For standard interior applications in Karachi homes, where ambient humidity is elevated during monsoon season but walls and ceilings are not directly wetted, both standard POP and standard gypsum board perform acceptably when the building envelope is properly weatherproofed.

Speed and Quality of Installation

Gypsum board installation is faster and more consistent than POP application for straightforward flat ceiling and wall applications. An experienced gypsum board installation team can complete a ceiling system significantly more quickly than a plastering team applying equivalent POP, and the result is more consistent in terms of flatness and surface quality. 

For decorative work, mouldings, curves, and ornamental details, POP is faster and more economical than attempting to achieve equivalent effects with gypsum board. Purpose-made gypsum mouldings (factory-produced cornices, ceiling roses, and moulding sections) can be used with gypsum board systems to combine the flat ceiling quality of board with the decorative richness of moulded plaster, though this approach adds cost. 

Fire Performance

Gypsum has inherent fire-resistant properties, the chemically bound water in the gypsum core is released as steam when the material is exposed to fire, absorbing heat and slowing the passage of fire through the ceiling or wall system. This makes gypsum board an effective fire-separation material, and it is specified in commercial construction for its fire-resistance contribution. 

POP, being the same material in different form, also has inherent fire-resistant properties, but the continuity and thickness required for effective fire separation is more easily controlled in factory-produced board than in site-applied plaster.

Conclusion 

POP and gypsum board each have their place in Pakistani residential construction, POP for its decorative versatility and traditional aesthetic, gypsum board for its flat ceiling quality, crack resistance, and installation consistency. 

For contemporary, clean-lined interiors, gypsum board delivers the best result. If you prefer traditional styles with decorative ceiling features, POP remains the practical choice.
