From Concept to Completion: Titan’s Turnkey Project Delivery Process

Introduction 

In construction, the term ‘turnkey’ describes a delivery model in which a single firm assumes complete responsibility for every phase of the project – from initial design and regulatory approvals through to procurement, construction, commissioning, and handover of a fully finished, ready-to-occupy facility. The client effectively turns the key and walks in. 

For clients who lack the time, specialist knowledge, or organisational resources to manage multiple designers, consultants, and contractors simultaneously, the turnkey model offers compelling advantages: a single point of accountability for the entire project, streamlined decision-making through one primary relationship, reduced coordination risk, and the assurance that all project elements are managed by a team with a shared understanding of the client’s objectives. 

At Titan Engineers & Constructors, we have refined and implemented our turnkey delivery methodology across hundreds of projects over 25 years. This article explains the five stages through which we take every project, from first conversation to final handover.

Stage 1: Consultation and Requirements Definition

Every successful project begins with a thorough, structured understanding of the client’s requirements – not just the functional specification of the building, but the client’s values, aesthetic preferences, operational priorities, budget parameters, and timeline constraints. 

Our initial consultation is a facilitated conversation designed to explore all of these dimensions. We listen carefully, ask probing questions, and challenge assumptions where necessary. Clients who arrive with a detailed brief benefit from our ability to translate that brief directly and efficiently into design. Clients who are less certain of their requirements benefit from our experience in helping them articulate and prioritise their needs through reference projects, material samples, and preliminary concept sketches. 

The output of this stage is a Project Brief document – a written record of the agreed requirements that forms the foundation for all subsequent design and delivery decisions.

Stage 2: Design Development and Regulatory Approvals 

With an agreed Project Brief in place, our integrated design team develops architectural, structural, and services solutions that respond to the client’s requirements within the constraints of the site, applicable regulations, and budget. 

We use Building Information Modelling (BIM) software to develop detailed three-dimensional models of the proposed design, enabling clients to visualise and engage meaningfully with design options before committing to a preferred solution. Interior design palettes, material specifications, and space planning options are presented for client review and approval at this stage. 

Where regulatory approvals are required, we prepare and submit all necessary documentation to the relevant authorities on the client’s behalf, managing the approval process through to receipt of all required consents.

Stage 3: Procurement and Mobilisation

Before construction commences, our procurement team sources all required materials, specialist equipment, and subcontractor services through our pre-qualified supply chain. Our established supplier relationships provide access to quality-verified materials at competitive prices, and our subcontractor network has been pre-assessed to Titan’s quality and safety standards. 

A detailed construction programme is developed and agreed with the client, establishing the sequence of works, the allocation of resources to each activity, and the key milestone dates against which progress will be measured. All contractual arrangements with subcontractors are formalised before mobilisation begins.

Stage 4: Construction, Supervision, and Quality Control

During the construction phase, Titan’s site management team oversees all works on a daily basis. Site managers maintain comprehensive site diaries documenting daily progress, material deliveries, inspections conducted, and any issues arising. Formal quality inspection records are maintained for all critical construction activities. 

Clients receive written progress reports at agreed intervals, and site access is available at any time. Variations instructed by the client are managed through a formal written instruction process, ensuring that all changes to the agreed scope are properly documented, priced, and agreed before implementation. 

Stage 5: Completion, Handover, and Aftercare

As the project approaches completion, our quality assurance team conducts a thorough pre-handover snagging exercise, systematically identifying and recording any defects or incomplete items. All snagging items are rectified before the formal handover date – we will not hand over a project that does not meet our quality standards. 

At handover, the client receives a comprehensive package including as-built drawings for all disciplines, operations and maintenance manuals for all installed systems, warranty documentation, and the keys to a fully completed project. A defects liability period follows handover, during which Titan remains responsible for rectifying any defects arising from workmanship or materials in normal use.
